Cheshire West and Chester Council has formally adopted a Local Development Order for the North Road Industrial Area in Ellesmere Port.
Local Development Orders (LDO) streamline the planning process by removing the need for developers to make a planning application to a local planning authority. They create certainty and save time and money for those involved in the planning process.
This is to stimulate and support business growth, job creation and development at key employment sites in Ellesmere Port.
The LDO grants automatic planning consent for certain types of development in the area. This ambitious measure will allow significant industrial development (up to 1m sq ft) to be undertaken without requiring planning permission, as well as supporting existing businesses that wish to expand.
The developments covered by the order include extensions or alterations to existing buildings, change of use of buildings, the erection of higher fences around a site, the installation of CCTV and bike shelters.
Following endorsement from the Council’s Cabinet, developers and businesses can benefit from the order that supports local business and economic growth, by simplifying and streamlining the planning process.
All developments covered by the LDO will be subject to certain conditions and limitations to ensure environmental factors and neighbouring properties are fully considered.
Councillor Brian Clarke, Cabinet Member for Economic Development and Infrastructure, said: “The adoption of the LDO for North Road is a positive and proactive move by the Council to support businesses and stimulate growth.
“We have worked very hard, through a rigorous public consultation exercise, with our partners and the businesses in the area to ensure that the LDO is robust and approves appropriate types and scales of development, whilst also reflecting current market needs and trends.
“The result is a document that will support and benefit development and businesses to grow in a sustainable manner, the positive response to the consultation exercise is a testament to this process.”
Chris Farrow, Chairman of the Ellesmere Port Development Board, which supports the proposal, said: “The Board welcomes the adoption of the LDO as it provides further benefit to new and existing businesses in the area. There are a number of key strategic sites on North Road that will benefit from the extensive permitted rights and this will accelerate growth and development.
“The LDO alongside the town’s Assisted Area Status, will assist in promoting Ellesmere Port as a key business destination in the region. The provisions of the order reflect the confidence that this area has the ability and capacity to sustain significant growth.”
